With a construction budget of £750m, this major estate renewal scheme in London’s East End will deliver 2,466 new homes in a significant regeneration of the local area.
Askival is proud to have worked with Poplar HARCA to complete the first three phases of this project which involved:
- the decant and demolition of 290 existing homes
- the construction of 901 new homes (of which 182 were affordable), a community centre, a GP surgery, a nursery, a public park and a public square providing new retail facilities
- improved connectivity to East India DLR via a new pedestrian crossing over the A13
Askival team members have been responsible for managing:
- the initial planning and resident consultation process
- procurement of a developer partner
- establishing the joint venture company
- overseeing scheme delivery alongside
- managing the successful CPO process on behalf of LB Tower Hamlets
A significant extension of the regeneration masterplan, comprising 4 more phases, has been spearheaded by Askival director Malcolm Ward. This has recently been approved by the GLA. The anticipated 10-to-12-year roll-out of the extended masterplan, at an estimated construction cost of £500m, will add to the success of the earlier phases by providing:
- a further 1,565 homes – of which at least 39% will be affordable.
- 3,550 sqm of new public open space
- improved walking and cycling routes
- 5,000 sqm of commercial space for retail units and workspace
