Mike Nestor

Chief Executive Officer

Mike was Development Director at Shepherds Bush Housing Association, where he modelled and undertook the regeneration of the Townmead Road Estate and part of the Maystar Estate for LB Hammersmith & Fulham. Mike was also responsible for the international award-winning project at Morris House, Swainson Road, Acton.

Since leaving SBHA in 2006 Mike has worked as a development consultant, both as an interim director / senior manager and delivering project management services on complex and extended regeneration schemes. Previous clients include Poplar HARCA, Peabody, East Thames and Origin Housing. In addition to these activities, Mike also provides management services relating to contractual disputes with external contractors and the implementation of internal restructuring proposals.

With major clients including East London housing association Poplar HARCA, Eastbourne Borough Council and Lewes District Council, Malcolm has been instrumental in the delivery of a number of significant and important housing programmes over the past decade.

Ifte is tri-lingual in English, Bengali and Sylheti and is a registered restorative justice practitioner.

Ambitious and goal-oriented, Ifte is passionate about contributing to regeneration and development in the complex environment of our cities.  He is also passionate about football and captained a semi professional football team for ten years.

David is a town planner and urban designer specialising in urban regeneration with over 25 years experience in both the public and private sectors.

David has a detailed understanding and practical experience of the development process. Working with private developers and registered social landlords, David is currently responsible for the planning work in respect of a series of major estate renewal programmes in east London and, over the last 5 years, has secured planning permissions for in excess of 5000 new homes and the refurbishment of over 8500 existing homes.

David has provided consultancy services to a wide range of clients including the Greater London Authority, Transport for London, London Legacy Development Corporation, Poplar HARCA, Willmott Dixon, Hill, Telford Homes, EcoWorld International.

Chris Dawes

Chris continued to gain experience in larger projects while new business director at United House, securing development opportunities and being project director through the early stages of the projects until they were de-risked to allow delivery.

The detailed knowledge of development risks and particularly contractual arrangements led to a development director role at Telford Homes where he was responsible for assessing the project risks of opportunities being pursued, then leading contractual negotiations with vendors on site acquisitions.

At Berkeley Homes he worked as technical and development director for 11 years overseeing team delivery and was instrumental in interpreting the sales vision into the built product for a number of notable projects including Chelsea Bridge Wharf and West 3 Acton.

During his five years as managing director at Dandara Ltd, he delivered 2000 award winning homes on time and within budget.

Returning to Berkeley Homes, this time as managing director, his main remit was to provide the existing team with a clear framework of procedures and tasks.

More recently he worked at Willmott Dixon Regen – which then rebranded to Prime Place, Be Living and finally EcoWorld London – firstly as project director, then development and technical director, followed by operations director. During this time, he interfaced with Askival at Poplar HARCA’s Aberfeldy Village regeneration scheme. He now works as a consultant.

In summary, Peter has a comprehensive ability across the whole development spectrum, from site acquisition through to project inception, planning, pre-construction and construction to sale and after care. Simultaneously, he can control, lead and influence teams in a positive manner on all aspects of design, specification, contract negotiation, procurement, and construction management.

Georgina Lankester

A career change in 2013 took her into estate agency where she developed a new set of skills making the most of her ability to match buyers with the right property, negotiate sales and progress transactions via conveyancing solicitors.

Returning to consultancy work in 2018, she now focuses on business development. Working alongside Askival’s directors, she oversees client relations, networks extensively to identify new opportunities, carries out market research and provides back office support.

Georgina is also involved in Askival’s site finding service for local authorities and housing associations. Working to a client’s brief, she works with her wide network of contacts to secure off-market opportunities, provides background research for appraisals and supports the bidding process.

Rob Lantsbury

His housing and community development career spans nearly 40 years working with a wide range of London boroughs, the GLC, housing associations and charities.

Rob has held senior management roles developing and monitoring tenant management organisations (TMOs), setting up local tenant resident associations and stabling the resident governance of a stock transfer landlord.

At Poplar HARCA he was the resident empowerment manager.  Key achievements were the development of a resident majority board, the development of a comprehensive support/training and mentoring package for resident directors, leading a team of officers that secured five positive stock transfer ballots, a completely revised resident empowerment ethos that won for the Housing Corporation’s Gold Award for resident empowerment in 2007.

Since becoming a consultant Rob’s work has included assisting resident board members deliver their governance role, setting up and advising resident scrutiny panels, acting as independent resident advisor on stock transfer and major regeneration schemes, and taking up time limited roles within regeneration teams representing residents’ interests.

Rob has also developed a specialty in advising leaseholders engaged with their landlord both in terms of service delivery and through regeneration schemes that have required a leasehold buyback programme supported by compulsory purchase order.

David Matthews

He worked at The Housing Corporation (the original incarnation of Homes England) for fourteen years in a variety of investment roles. Since 2004 David has worked as a senior programme manager for three G15 registered providers – A2 Dominion, Notting Hill and Family Mosaic.

David has led on the submission of bids in the last seven bid round programmes from 2004/06 to the present 2021/26 Affordable Homes Programme. He has successfully managed grant programmes in excess of £100m and has always ensured that internal and external development targets have been met.

With his extensive knowledge of the IMS/OPS systems and the various versions of the Capital Funding Guide, David has had sole responsibility for the submission of every bid, grant confirmation and grant claim at every registered provider he has worked for. He has also made sure that every scheme is audit compliant and has led on many successful Homes England/GLA Annual Compliance Audits.

David has specific responsibility for monitoring development income and expenditure, for producing monthly development cash flow reports and for confirming the correct rental charge at the time of first letting following handover.

Adapting to the changing environment in the sector, David provides GLA/Homes England programme management services for many of Askival’s clients including Agudas Israel, IDS and Poplar HARCA. He is an expert user of the GLA’s Open Projects System and he currently leads on new bid and project submissions along with grant claims, ensuring compliance to GLA/Homes England standards at all times.

David undertakes full compliance audit visits as well as pre-audits for schemes funded by both Homes England and the GLA.

Jackie has been working as an independent consultant since September 2011 and her recent work has focussed on project management of the design, planning and delivery phases of new build projects for local authorities and housing associations. His first job was as an assistant for a local councillor, and since he has worked in and around local government, first as a contractor, then as an employee and then for Homes for Lambeth, Lambeth Council’s wholly-owned housing company. These experiences have given him a significant understanding of councils’ work and how best to communicate with them.

Paul has worked in estate regeneration and housing in Lambeth for several years. He understands the process of developing schemes, getting planning permission, and then moving on to detailed design, construction, and completion with residents moving into their new homes. He also knows how to take residents through this process and sustain support for change. Alongside this, Paul has run social investment programmes linked to regeneration, focusing on ensuring residents benefit from the jobs created and improve their digital skills and well-being.

He is a hands-on problem-solver. For example, during the pandemic, he created virtual drop-ins, which minimised staff on the ground but allowed residents to access all the needed services and staff.

Paul is personally committed to diversity and inclusion. At Homes for Lambeth, he spearheaded the company becoming a ‘Dyslexia Friendly’ workplace and HFL Homes becoming a ‘House Proud Pledge Pioneer.’
